Di antara Semi Flexi dan Fully Flexi Loan

Finally, the most attractive rate offered to our new house Sapphire, Saujana Impian Kajang comes from CIMB Islamic and Public Islamic Bank, BFR-2.25. The other banks, BIMB BFR-1.75, HLB, BFR-2.10. We are taking 90% loan amounting to RM578,910 not inclusive of MRTA.

The main different between both banks are flexi from CIMB while PBB is a semi flexi. From the internet reading, I found flexi financing is better as it provides more flexibility in term of topping an additional installment and could easily withdraw it later.

Flexi Home Financing-i

The Flexi Home Financing-i is basically a combination of Variable Home Financing-i and the special designated Islamic current account namely Special Mudharabah Current Account-i.

The beauty of this product is that it gives customers flexibility to pay their monthly installment whilst at the same time provides a withdrawal facility as well on the customer’s current account (on available credit balance in the Current Account). The product will be based on the prevailing market rate / floating rate but protected by the mechanism of Capping Rate in the events the rate moves up a lot

CIMB Islamic Bank melancar pakej pembiayaan perumahan Islam dikenali ‘Flexi Home Financing-i‘ yang memberi fleksibiliti kepada pelanggan mendepositkan lebih banyak tunai ke dalam akaun semasa dan memperoleh keuntungan daripadanya, seterusnya membolehkan mereka mengurangkan baki tertunggak ke atas pinjaman rumah.

Ketua Perbankan Runcit CIMB Bank, Peter England, berkata pengenalan produk itu memberi kemudahan kepada pelanggan dan pilihan pembayaran yang menarik dalam usaha menjelaskan pinjaman perumahan mereka.

Menurutnya, ia membantu mengekalkan akaun mereka yang berfungsi sebagai pembiayaan perumahan dan akaun semasa bagi memudahkan urusan deposit dan pembayaran semula, yang mana direka untuk pelanggan dengan pelbagai kategori pendapatan.

“Pakej itu sesuai bagi individu yang mahu menyalurkan sebarang pendapatan tambahan yang diperoleh mereka seperti bonus untuk membayar baki tertunggak atau pokok pinjaman supaya dapat mengurangkan faedah.

“Pakej itu produk yang diberi nilai tambah dengan beberapa unsur syariah daripada produk pembiayaan konvensional yang sudah ditawarkan kepada pelanggan kira-kira lima tahun lalu.

“Pelanggan diberi pakej tawaran ini dengan menggunakan tanda aras kadar pembiayaan asas (BFR) 5.95 peratus, selain diberikan kemudahan akaun semasa bagi setiap langganan iaitu ‘Special Mudharabah Current Account-i’,” katanya pada majlis pelancarannya di Kuala Lumpur semalam.
